Plantation Place, Our Luxury Condominium Hotel
This is a preview of our plans for Plantation Place, a luxury branded beachfront condominium hotel complex featuring two phased wings with 160 keys each. Here we will offer for-sale luxury condominium hotel units at such time as the development of Plantation Place launches. Plantation Place Hotel Beachfront Layout
Each wing in the hotel complex is projected to be configured as a condominium hotel with 160 keys (living units). The Developer projects that 20 living units (40 keys) will be sold to private homeowners and 120 living units (120 keys) will be retained by the Project as rental units. The retained Project units will be 400 sq ft suites with no kitchen facilities. The 20 for-sale residential condominium units will be configured and sold as 1480 sq. ft. 2 BR condos.
The for-sale hotel condominium units will be configured as lock-out units such that each two-bedroom unit can become a one-bedroom unit and a hotel rental unit affording the owner a higher income potential.
The Plantation Place complex will be situated on 17.3 acres with 800 linear feet of prime sandy beachfront. The central amenity package will include a 50-slip public marina, retail shops, swimming pools, restaurants, bars and other hotel amenities. Plantation Place is projected to be built pursuant to the terms and specifications of one of the top brand hotels serving the global hospitality industry (see below). This enables the Developer and its investor(s) to capitalize on the substantial reservation booking capability of the big flag hotel operations to optimize both occupancy levels and ADRs not only at Plantation Place but also by extension, occupancy levels and ADRs at all of Plantation Club’s residential units. The top four contenders under consideration are currently Hilton, Marriott, Hyatt and Wyndam, each of which have substantial portfolios of hotels covering tens of thousands of destinations and tens of millions of hotel rooms worldwide.
Reservation booking capability of these prime flag operations can be measured by the number of loyal followers & members enrolled in their various rewards and loyalty programs. During the past decade or so, the hospitality industry has been consolidating, with each major brand attempting to compete by acquiring and operating a diversified portfolio of hospitality sub-brands that cover every demographic and market niche. In the course of consolidating, the loyal followers of each sub-brand become absorbed into the mother brand. For example, when Marriott international acquired Starwood Hotels and Resorts Worldwide in 2015, its number of loyal followers doubled from 50 million to 100 million worldwide. Public records indicate the following current rewards membership numbers for the foregoing four hospitality brands:

- Hilton Honors (www.hilton.com): 70 million members
- Wyndham Rewards (www.wyndhamhotles.com): 61 million members
- World of Hyatt (www.world.hyatt.com): 20+ million followers (estimated)
The supply of quality lodging facilities in Belize has been outstripped by substantial growth in demand. Although the island of Ambergris Caye has recently attracted three new branded hotel developments, (Hilton Curio Mahogany Bay, Marriott Autograph Alaia Belize and the Belize Marriott Ambergris Caye), none have yet to reach the mainland. And as our feasibility study suggests, the first mover advantage still awaits the first hotel brand to hoist its flag on the Belize mainland.
